What We Inspect and Why

A home inspection is a visual examination of the home's major structure, systems, and components that are visible and safely accessible. Buying a home is typically the biggest investment you will ever make, so it's important to get a home inspection because the inspector can find and document defects that may or may not be obvious to you as a prospective buyer.  Such defects can range from simple replacements or repairs to severe damage or safety and health concerns.

  1. Interior, exterior, walls, windows, and doors

  2. HVAC (heating, ventilation, and air conditioning)

  3. Basement, crawlspace, and structure

  4. Fireplace

  5. Roof and attic

  6. Electrical

  7. Plumbing

Components and systems that are inspected in a visual non-envasive home inspection

Meet Your Inspector

Illinois Home Inspector License #450.012852

For 25 years I served as a Director of Maintenance and Landscaping. In that capacity, I was responsible for the safe and efficient operation of buildings and grounds.

I know the components and systems that make up a home.  All the parts of a home are interdependent and interact with each other  affecting the comfort, maintenance, safety, and efficiency of the building. If you give me the honor and opportunity to serve you, I will tell you the story of the property you are interested in.

To that end, I am committed to doing a complete and thorough visual non-invasive inspection to check the building from top to bottom. I will approach the inspection of the home as if I were purchasing the property myself.

My motivation is to give you all the information you need to make an informed decision on what may be the most significant investment in your life-"Your Dream Home."

My Promise

Choosing the right home inspector can be difficult. Unlike most professionals you hire, you probably won't meet me until our appointment. Furthermore, different inspectors have varying qualifications, equipment, experience, reporting methods, and pricing.

Ultimately, a thorough home inspection depends heavily on the individual inspector’s own effort. If you honor me by permitting me to inspect your new home, I guarantee that I will give you my very best effort.

This, I promise you.
